Mold Testing

Mold inspections are a noninvasive inspection. If health symptoms associated with mold exposure are being displayed by occupants, we visually inspect for mold and water problems. If visual mold or water issues are discovered we will offer a customized sampling strategy. With every inspection a digital report with all the findings, pictures, lab results, recommendation and a remediation scope of work will be provided. If the mold contamination is moderate to large it is always recommended to leave the restoration to the professionals. We only recommend using IICRC certified firms for this process as they have the strictest guidelines and most thorough procedures. After remediation takes place it is always recommended to do clearance testing to ensure the remediation company has performed the remediation properly and that the affected area is clear of contamination.

Do You Have Mold

Have you noticed a damp, musty smell within the house? Mold often release volatile organic compounds which have a unpleasant odor. Have you noticed any discolorations on any of the walls, ceilings or floors? Have you noticed any moisture problems? With constant moisture and ideal conditions mold can grow in as little as 24 hours. Has anyone in your household been diagnosed with asthma or bronchitis? Other symptoms include sneezing, chronic cough, runny nose, watery red eyes, skin rashes, sinus headaches, reduced lung capacity and difficulty breathing.

Mold Prevention Tips

1. Mold cannot grow without moisture. Control the moisture and you will control the mold.
2. Keep the building clean and dry. Dry any wet or damp areas immediately, if not within 48 hours.
3. Fix leaky plumbing and any leaks within the building's envelope as soon as possible.
4. Watch for condensation and wet spots. Fix the source as soon as possible.
5. Prevent moisture due to condensation by increasing surface temperature or reducing the humidity.
6. Keep heating, ventilation and air conditioning drip pans clean, flowing properly, and unobstructed.
7. Vent moisture generating appliances (dryers), and exhaust fans to the outside (never the attic).
8. Maintain low indoor humidity. Always below 60%, and ideally between 30% and 50%.
9. Perform regular building and HVAC inspections and scheduled maintenance.
10. Do not let your foundation stay wet. Provide drainage, and slope the ground away from the foundation.
